Today, I am filled with gratitude for the sacrifices made by brave individuals who have shaped our present and secured our future.

We are all reminded of our obligation to make the most of each and every day that we’re blessed with, that we should all strive for the best, to not only have but be our very best, for ourselves and for our families.

 


Quality family time in the mountains

As all parents know, it’s not always easy to pull the kids away from their friends and their phones but my kids know that once a week is family day which includes either family time and / or caring for our surroundings like their rooms and the house. When the colors were changing last month, we drove out to the mountains to spend some time as a family outdoors.

Here’s a recent photo of the beautiful hike we did where we got to enjoy the gorgeous views and the fall colors of the unique Larch trees, the deciduous pines that turn golden yellow in the fall every year.

The older kids enjoyed the challenge of the changing terrain and I was proud of our now 1 year old Coco who wasn’t at all phased by the hike and our youngest, for pushing through some pretty step sections! Myself, I have missed the more challenging hikes I used to do and am super grateful I can now enjoy them with the family.

Project Updates

4 – Plex conversion project is complete

We recently completed another 4-plex conversion project, taking a below market value duplex and adding more than $250K of value by completely renovating the main suite. After opening up a wall, we added a brand new kitchen, putting in brand new flooring and bathroom.

We also suited each of the basements in the same specifications, turning the rental from 2 to 4 units. The main strategy is to get top rents and then refinancing the property to pull out cash and holding the quality rental for cash flow and longer term growth.

 

 

 

 

 

 

 


West Side Living Project

We pushed to have the finishing phase completed so we could put our units up for rent earlier in the fall.

We are just putting in some finishing touches and tying up some loose ends but our investors will be able to look forward to holding a quality development in their portfolio! Will be sharing the results of what we’ve been able to achieve with this project in future newsletters!

 


 

Other Edmonton and Calgary Developments Commencing!

This is an exciting time where a number of projects are now starting the construction phase.

Riverwalk Project in Edmonton – We have the site fenced including all the city trees out front for protection.

I shared a short video when I was on site recently and shared the progress. The roof trusses are up and were waiting for roof. We chose to design this project as a triplex to offer larger units for the desirable location but add a garage suite.

TruEdge 9-unit Project in Edmonton

In conjunction with Colin Graham, our project is now underway. The abatement on the existing property was completed, safe to be demolished. Now the empty lot is ready for excavation. More updates and photos to come!

Calgary Glendale Project

Our Calgary project is at exactly the same stage. We had some double drywall to remediate and we just had our contractor come to trench and crimp the gas line which was discovered to be stuck. Although this extra step was unexpected, it’s all part of the process and we plan for these with our contingency budget.
