FORCED APPRECIATION

When the property’s value is actively increased through renovations to either update a home or building or through a new development that brings the land and property to it’s best and highest use.

MORTGAGE PRINCIPLE PAYDOWN

The portion of a mortgage payment that goes towards the principle of the home. In an income property, it is paid for by tenants but provides equity to the owners every month, which can be captured when the property is sold or refinanced.

CASH FLOW

The difference between the rental revenue and all expenses, including the mortgage payments is the cash flow which is a source of income to our investors earned in cash flow.

COMMON RESIDENTIAL PROPERTY CATEGORIES TO INVEST IN

SINGLE FAMILY HOMES

Single family homes and town houses are not ideal for income properties because often the monthly rental income generated is not enough to pay the monthly expenses.

DUPLEX OR SECONDARY SUITED HOUSE

Duplexes or second suite homes have 2 legal units within one building and are an excellent investment option. If purchased correctly, they can pay you monthly positive cash flow. When you’re ready to sell, they are highly sought after and have a larger demand for resell.

TRI-PLEX
4-5 UNIT ROW HOUSES

Triplexes, four-plex and row house properties have 3-5 units in one building. They are a great investment choice because these can generate more monthly income than the smaller buildings but the expenses to generate the income is spread over the number of units resulting in better cashflow.

MULTI-FAMILY

These properties can have 6 to 100’s of units. These are typically purchased by a group of investors. This allows investors to get into real estate and reap it’s benefits without having to personally qualify for the mortgage and can benefit from economies of scale by renting and operating a multi-family building.

Short Term Investments

This strategy is ideal for a shorter investment time horizon which involves the acquisition of properties that are undervalued due to the current condition in comparison to others in the neighborhood. Our team then plans and executes strategic renovations that are sure to attract buyers. The increase in perceived and market value delivers a healthy ROI to our Investors.

Investments that fall in this category are typically fix and flips. Participation on this projects can be with equity or through private lending.

Medium Term Investments

The best investments that fall in this category are re-developments or improve and refinance projects.

The key to re-development is identifying the ideal investment which is dependant on location and current condition of the property. It requires a fair amount of due diligence and consistent project management to keep the project on time and on budget.

Longer Term Investments

This strategy involves buying a single family home or apartment and then holding it for a longer term.

With a high cashflow that is generated monthly and the benefits of the mortgage being paid down over the longer term, it will generate income and equity for our investors, growing their net worth.

We typically couple this strategy with a renovation so that we can add instant equity to the property and ensure a higher rental revenue (and therefore income) for our investors.

PARTNER IN LARGER PROJECTS

Invest to own a part of a larger project or property and the gains are then shared pro rata per your ownership percentage. This allows investors to get into real estate investing with a lower amount that might not otherwise be possible.

PRIVATE LENDING

If you believe in the safety of real estate investing and being backed by a hard asset, you can also invest by loaning your funds for a set period of time and get regular interest income through the use of registered as well as non-registered funds.
