Carleen is passionate about helping others on the journey she has successfully navigated from working a corporate job while raising a family and growing a real estate portfolio and then to investing full-time and helping others gain financial certainty.
She always felt a calling for real estate somehow and invested in her first rental property soon out of university. It taught her about running a mini business and it toughened her up as a 22-year-old landlord. When she met her life-long partner and started growing her family, she took a more passive role in investing and invested as a limited partner in larger pre-construction projects. This allowed her to hone in on her investment evaluation skills to filter out the projects worth investing in.
While she spent a number of years climbing the corporate ladder, she decided that she needed to do more to secure the financial future for her family. And so, after her second child, she turned her attention back to investing in income properties again and started growing her real estate portfolio by investing in suited properties for a number of years.
As she raised her family of five, she got clearer to the fact that her corporate job wasn’t where her passion lay and she felt a strong urge to have the time freedom to be able to spend time with her children, volunteer and take them to appointments when she needed to.
Her real estate was able to provide some security of having the option to leave her corporate role and when the timing felt right, she created TruCapital Real Estate to help others invest in real estate too, get to their retirement goals earlier, and ultimately live a life with options.
She has now grown her business and has gone through the personal transformation that entrepreneurship provides, learning what it takes to have the right mindset and the productivity tools needed to be disciplined and productive to get results.
This is accomplished while balancing an active family life where her priority is having quality time with her children and husband. Her children are active in a number of activities each and they always fit in travel where they can so that this time with the family is not missed. It’s important that their children can have experiences in their childhood that they can look back on with fondness.
She has a passion for seeing others succeed in their real estate business while not giving up the beauty of a fulfilling life, whatever that means to each person.
She has training as a financial and life coach but has always had the intuition to help and guide those around her.
She had to balance her goals and her priorities in each stage of her life. She will share the strategies and tips she applied to help her through self-doubt and uncertainty.

This coaching program was designed to provide customized support and guidance to investors taking on their first stacked townhouse project.
Those who are looking to work with an experienced investor in this area to save themselves time and costly mistakes so they can move forward with confidence at each step of the process.
Sessions
The structure of the coaching includes 18 on-on-one coaching sessions
Three times a month for six months – This time frame ensures that you are dedicated to reach your goals and achieve the knowledge and confidence as a real estate developer and investor.
Each session is 60 minutes in length and takes place via Google Meet.

The topics and areas to be covered in the coaching program include the following:
How to Find a Deal – learn what the requirements are to build one of these projects and which lots are suitable.
Building Your Team – find out who are the experts you need on your team to surround yourself with.
Planning and Development – learn what regulatory steps are necessary to apply for the city permits and how to get the project approved.
Economic Analysis – find out how to run the financial analysis on these types of projects and what are all the soft and hard costs involved.
Raising Capital – find out how much capital you need for these types of projects and learn the steps on how to find capital.
Legal Structure Set Up – learn about the different legal structures to set up these deals and which option is best for your situation.
Financing – learn how to apply leverage and the best ways to finance your project from construction through to term and how to get CMHC financing.
Project and Asset Management – learn the best practices to implement such that you manage the maintenance of the property, the tenants and investors to be successful on the long run.
